Renovated building available for lease in high-demand west Orange County, California

Irvine, CA., Dec. 05, 2018 (GLOBE NEWSWIRE) — A large industrial building in Huntington Beach, California, used for decades as a high-production metal shop has been transformed into a corporate headquarters facility with two stories of office space and a gleaming glass façade. 

The thoroughly renovated 60,000-square-foot building for lease is landing on a market whose vacancy rate is the lowest on record, agents for the property said.

“The vacancy rate in West County is 1.1 percent, and quality space is in even shorter supply,” said Brad Bierbaum, senior vice president of CBRE and who represents owner Sares Regis Group, a prominent local real estate development and management firm.

“This is a high-image building on a high-identity corner. There simply is no comparable building available in West County, which has been frustrating growth-minded companies needing more space,” Bierbaum said.

The renovated building is at 15301 Springdale Street between Bolsa and McFadden avenues and in what is known as the West County Lusk Industrial Park, a premier industrial neighborhood.

The building includes a high-image entry and lobby with about 15,861 square feet of office space. The facility has been refitted with ESFR sprinklers, new HVAC systems and 2,800 amps of power. 

The warehouse has 24 feet of clear height, new 3-percent skylights, two ground-level doors, and a double exterior truck well.

Prior to its recent acquisition by Sares Regis Group, the building had been owned by Aranda Tooling Inc. since 1978.  A producer of premium metal stamping, laser cutting and metal fabrication for the automotive, home hardware, medical, military, plumbing, and renewable energy industries, Aranda Tooling consolidated its operations and 300 workers in Chino, California.
